The Buying Process

Here are the steps to purchasing a home:

1. Start by getting Pre-Qualified for a home loan.

Click here to Get Pre-Qualified for a home loan. Before you even begin to look at homes, you need to know how much you can afford and how much a lender will lend you. You know what you can spend, but when you add in Property Tax, HOA Dues, Mello-Roos tax and other monthly items, the total payment for the actually mortgage will be lower- meaning you might be able to afford less. So this is why it's a great idea to Get Pre-Qualified to see what you can afford before spending wasted time looking.

2. Search the MLS for Homes For Sale

You can view every listed home and condo for sale in San Diego County from this site. If you register your email, it can send you new listings as they come on the market. This is truly an amazing tool in the home buying process. Keep in mind that your information will never be sold or given away. After you have been Pre-Qualified, search the San Diego MLS here.

3. Set an Appointment

It is a great idea to set an appointment with me to come into the office for a brief moment to go over your home buying needs. If you have specific homes you have seen in the MLS and would like more information or would like to see them, this is the time to bring them with you. 4. Preview homes

I will take the homes you have interest in and search for others with similarities so that we can preview them via a private home tour. I will schedule all of our appointments to see them with the listing agents and the sellers. It is suggested not to see more then 5 homes per day (it helps when remembering them) and I suggest that you take notes at each property we go to so that you can look back and reflect on them later that day. As we find the perfect property, we can make an offer.

5. Making an Offer

Before we make an offer, I will provide as much information about the property as I can to help us in making the right offer. I will get some detailed information from you and I will write the offer for you (often 16-25 pages). Then we can meet again to review it, sign it, and submit it. Please have this information readily available:

Current Address
Names to be in contract as would be on title
Offer Amount
Down Payment Amount

I will inform you of information regarding timelines and other items pertaining to the offer before we send it over. With my guidance, you should feel completely comfortable and knowledgeable with everything we offer.
